For GTA co-hosts and rental managers
Every unit you manage: registered, filed and under the cap.
Each owner you work for has a City registration or licence to renew, and in Toronto four tax reports a year and a 180-night limit. Bylaw Desk watches all of them across Toronto, Mississauga, Brampton and Vaughan and tells you what to do first.
No card needed. Your first unit is free.

What Toronto expects of every unit, every year
One unit is manageable. Fifteen owners with fifteen renewal dates is where things get missed. Mississauga, Brampton and Vaughan units are tracked under their own by-laws: see the rules for each city.
- One renewal$390
- The registration renews once a year, and the window opens only 30 days ahead. A unit cannot operate while expired, and after 90 days the City cancels it and the owner starts again. You see every renewal date in one list, with the days remaining.
- Four tax reportsApr · Jul · Oct · Jan
- A Municipal Accommodation Tax report is due on the 30th after each quarter, even with no rentals and even when Airbnb remits the tax. The City may revoke a registration when reports are missed. You tick each unit off as it is filed and see who is left.
- A night limit180 nights
- Entire-unit rentals stop at 180 nights per calendar year. Connect the listing calendar, or enter the count, and you see which units are on pace to run out before December.
- An exact matchName and address
- The name and address on a listing must match the registration exactly. Listings have been removed over small differences in how an address was written. Each unit is checked and the difference is shown side by side.

How it works
- 1
Bring in your units
Upload a spreadsheet or add units one at a time: owner, address, registration number and renewal date.
- 2
See what is due first
Units are sorted by what needs doing soonest. Expired registrations and late reports sit at the top.
- 3
Keep each owner informed
Copy a plain-language status note for any unit and send it to the owner from your own email.
Priced per unit
Your first unit is free. After that you pay for each extra unit you track, and you can remove one at any time.
